Know who covers which part of the roof

The word warranty can refer to different agreements. A material manufacturer may address a defect in its product, while a contractor’s workmanship agreement addresses specified installation responsibilities. Some enhanced programs combine particular protections under additional conditions.

The relevant documents are the ones supplied for the proposed roof. Their issuer, covered products, exclusions, remedy and claim requirements matter more than the largest year printed on a brochure.

Material coverage

A manufacturer’s warranty defines covered product defects and the remedy available. Depending on the terms and stage of coverage, that remedy may address material, labor or a reduced amount rather than every cost of a new roof.

For example, GAF’s Roofing System Limited Warranty sets out its own product, installation, ownership and exclusion conditions.

Workmanship coverage

A contractor’s agreement may cover specified installation defects under its stated terms. Its length, exclusions, remedy and claim process should be written into the proposal or warranty document.

Do not assume that a product’s long limited-warranty term means the contractor has promised the same period of labor coverage. The responsible issuer and the cause of the problem determine which agreement is relevant.

What changes the warranty terms

Coverage can depend on how the roof was assembled and who owns it. Required accessories, installation instructions and eligibility conditions need to match the proposed work. Registration or a permitted transfer can also have deadlines. Those details should be addressed when the roof is installed or the property changes hands.

Later work matters too. Adding equipment or changing flashing can alter the affected part of the roof. Keep the scope and warranty documents with the property records so a later concern can be connected to the right products, installation and responsible party.

Does later storm damage fall under a product warranty?

Do not assume it does. A product warranty commonly addresses defined defects and has exclusions; later weather damage is a different cause. The actual warranty and any applicable insurance policy determine the available remedy.

Can a warranty transfer to a new owner?
